Trophi has completed a property swap with Turun Osuuskauppa, part of S Group, one of Finland’s largest retail cooperative groups. Under the transaction, Trophi is acquiring the Prisma Loimaa and Prisma Piispanristi retail properties in Finland, while Turun Osuuskauppa is acquiring Prisma Länsikeskus in Turku from Trophi.
As part of the transaction, long-term lease agreements will be signed for Prisma Loimaa and Prisma Piispanristi, securing the continued operation of both hypermarkets in their current premises.
Prisma is a hypermarket brand operated by S Group in Finland, combining groceries with a broad range of non-food retail. Prisma Loimaa is located in Loimaa, about 65 kilometres northeast of Turku, in southwest Finland. The property was completed in 2012. When the project was launched, the total area of the Prisma centre was reported at about 15,000 m², of which around 7,500 m² was allocated to Prisma. In addition to Prisma, the property includes Alko, Finland’s state-owned alcohol retailer, Gigantti, a consumer electronics chain, a pharmacy, Terveystalo, one of Finland’s largest private healthcare service providers, restaurants and Silmäasema, a Finnish optical retail chain.
Prisma Piispanristi is located in Kaarina, immediately next to Turku, about 5 kilometres southeast of central Turku. Opened in 2019, the property has 7,000 m² of retail space. Alongside Prisma, the property also includes Silmäasema, Presso café and 24 Pesula, a laundry service operator.
Turun Osuuskauppa, in turn, is acquiring Prisma Länsikeskus in Turku as part of the development of its retail network in the Turku region. According to the cooperative, plans are being prepared to modernise the Länsikeskus hypermarket as part of the broader development of its network. If carried out, the project would require not only a refurbishment of the hypermarket but also substantial repair and maintenance investments in the property.
Prisma Länsikeskus has a total area of about 13,700 m². In addition to Prisma, the property also houses Jysk, the bicycle store Ajopyörä and Silmäasema.
