
Catena has agreed to acquire a portfolio of ten logistics properties in Finland from Urban Partners for an underlying property value of €191 million.
The portfolio comprises approximately 142,300 m² of lettable area, corresponding to a transaction price of €1,340/m². Two of the properties are currently under completion.
The properties have a combined land area of more than 530,300 m², including approximately 105,600 m² of unused building rights. The seller is Urban Partners through its NIP and NSF V funds.

Rykmentinportinkatu 3 in Tuusula and Siiventie 21 in Lieto are currently under construction.
The portfolio is fully let, with tenants including Posti, DSV and Warasto. The weighted average unexpired lease term, based on rental value, is 7.3 years.
The properties are expected to generate annual net operating income of approximately €12.2 million. Based on the agreed property value, this corresponds to a net yield of 6.4%.
The acquisition further expands Catena’s presence in Finland, which became the Swedish listed logistics property company’s newest market earlier in 2026. The transaction also continues the relationship between Catena and Urban Partners following an earlier logistics portfolio transaction between the companies.
The acquired properties have a strong sustainability profile. Six of the ten properties have EPC class A and one has EPC class B, while nine of the properties are BREEAM certified.
