S-Bank Property non-UCITS Fund has divested a two-property retail portfolio in Espoo and Hämeenlinna to Frasers Group.
The Espoo asset, Suomalaistentie 5, is located in the established Suomenoja retail cluster. The property was completed in 2015 and comprises approximately 7,916 m² of lettable area. The asset is anchored by XXL Sports & Outdoor, which is part of Frasers Group. Other tenants at the property include Fixus, Tekno-Rengas, Fressi and Restaurant Ju Fu.
The Hämeenlinna asset is located at Tiiriönsuontie 2 in the Tiiriö retail area. Completed in 2000, the property comprises approximately 6,111 m² of lettable area. Tenants include Power Finland and Musti & Mirri, among other retailers.
The two properties have a combined lettable area of approximately 14,027 m².
The acquisition follows Frasers Group’s purchase of a retail property at Apilakatu 1 in Lahti in July 2026. The Lahti transaction, in which VVT Property Fund I was the seller, marked Frasers Group’s first property acquisition in Finland.
