PPI Public Property Invest AB (PPI) has agreed to acquire a new care property in the Hervanta district of Tampere, Finland, for approximately EUR 23.3 million. The project will be developed by Hartela Oy, which will construct the property under a turnkey agreement.
The planned facility will provide 149 care places and has been pre-leased to two care operators. Esperi Care will lease 89 places, while Rinnekodit will lease the remaining 60 places. The property will provide facilities for elderly care and special group care services.
Construction is scheduled to begin in September 2026, with completion expected in November 2027.
Once completed, the property is expected to generate an annual net operating income (NOI) of approximately EUR 1.5 million, corresponding to a net yield of 6.45%. This equates to a net rental income of EUR 840 per care place per month.
