Prisma Properties acquires seven K-Market properties in Northern Finland for €19 million

Prisma Properties has entered into agreements to acquire seven modern grocery properties in Northern Finland at an underlying property value of €19 million. The portfolio comprises 7,400 m² of lettable area, which corresponds to €2,568/m².

The properties are fully let to Kesko Oyj under the K-Market concept. The total annual rental income amounts to €1.6 million, and the weighted average unexpired lease term is 8.6 years. Based on the author’s research, the seller was a local real estate development company or a related-party company.

Six of the properties are located in Tervola, Salla, Paltamo, Kemijärvi, Tornio and Rovaniemi. These assets were newly built between 2022 and 2025, and closing is scheduled for 1 July 2026. The seventh property is located in Vaala and is currently under construction, with completion and closing planned for autumn 2026.

The acquisition strengthens Prisma Properties’ position in the Finnish grocery property market and expands its portfolio in Northern Finland. Following the transaction, Kesko will become Prisma’s second-largest tenant by rental value, deepening the company’s partnership with one of the leading grocery retailers in the Nordic region.
