Aedifica is expanding its healthcare real estate portfolio in Finland with a €11.5 million investment in the development of two care homes. The projects are located in Joensuu and Rovaniemi—regional capitals in Eastern and Northern Finland with populations of approximately 78,000 and 65,000, respectively.
The two properties—Joensuu Suppakuja and Rovaniemi Koivuojankatu—will collectively offer accommodation for 76 residents. The Rovaniemi facility will house up to 43 residents, while Joensuu will provide space for 33. Construction of both buildings is scheduled to begin shortly, with completion expected in Q2 2026.
Aedifica anticipates an average yield on cost of approximately 6.5%. Both care homes will be leased to Attendo, a well-established private operator in the Nordics, under long-term 15-year agreements.
