
Prisma Properties has signed an agreement to acquire a new retail property in Ylivieska, Finland—marking its entry into the Finnish market and a key step in the company’s Nordic growth strategy. The acquisition is structured as a forward funding deal in collaboration with Finnish property developer Wasagroup, with an underlying project value of €20.5 million.
Prisma Properties is a Swedish real estate investment company focused on modern commercial properties in the Nordic region. Its core strategy is to own and develop retail properties that cater to everyday needs, particularly in the grocery and discount segments. The company aims to build a stable, inflation-resistant portfolio by prioritizing long-term lease agreements with strong tenants and properties located in growing regional hubs. Listed on Nasdaq Stockholm in June 2024, Prisma Properties currently manages 136 assets with a total property portfolio value of approximately €645 million .
The new retail property in Ylivieska will comprise approximately 11,000 square meters of leasable space and is expected to generate an annual rental income of around €1.5 million. Based on the total project value, the acquisition price is €1,864/m². The site will be developed into a modern commercial center, focused on grocery and discount retail.
Long-term lease agreements have already been secured with the Finnish grocery chain Kesko and the Swedish discount retailer Rusta. Kesko will relocate its existing Citymarket store in Ylivieska to this new location, while Rusta will open a new store designed to attract high customer traffic.
The property is located in Ylivieska, a regional center in northwestern Finland, approximately 130 kilometers south of the city of Oulu, one of the country’s major urban areas. Ylivieska serves as a local hub for commerce and services in the Northern Ostrobothnia region.
The planned openings for Kesko and Rusta are scheduled for October 2026. Prisma Properties officially took possession of the property on 1 July 2025, with the project to be financed through a combination of equity and external funding upon completion. The Ylivieska transaction is Prisma Properties’ first in Finland and supports the company’s broader ambition to grow its footprint across the Nordic region.
