
Nordisk Renting has partnered with the Central Finland Welfare Region by acquiring a major healthcare property complex from Investors House Plc and Ovaro Kiinteistösijoitus Plc.
The property is located in the Kukkumäki hospital area of Jyväskylä, adjacent to Central Finland Central Hospital Nova. The acquisition covers Phase I of the broader Kukkulanmäki development and includes approximately 17,603 square meters of healthcare facilities across three buildings. The entire site is leased to the Central Finland Welfare Region under a triple-net lease agreement valid until the end of 2041, ensuring long-term operational continuity for vital health services.
A lease agreement for Phase I has been signed between Apitare Oy, the transaction entity, and the Central Finland Welfare Region. Under the terms of the agreement, the welfare region has the option to repurchase the property at the end of the lease term in 2041.
According to Investors House Plc, the property generated a net rental income of approximately EUR 3.6 million in 2024. Assuming an annual index adjustment of 3%, the estimated net rental income for 2025 rises to approximately EUR 3.7 million. Based on the debt-free purchase price of approximately EUR 60 million, this implies a speculative yield of around 6.2%.
The transaction was signed on June 25, 2025, and closing is scheduled to take place on June 27, 2025.
