Ethos Capital Acquires Industrial Property W&T Avia from Heino Group

Heino Group has finalized the sale of W&T Avia, a modern light industrial property at Niittyvillankuja 4, Vantaa, to a fund managed by Ethos Capital. The transaction, completed in June 2025, supports Heino Group’s ongoing efforts to concentrate on its core operations by releasing capital from non-core real estate assets.

W&T Avia is located in the Koivuhaka industrial area, immediately adjacent to Tikkurilantie and in close proximity to both Tuusulanväylä and Ring III. The location offers excellent accessibility, making it highly attractive for a wide range of businesses. Koivuhaka is a well-established commercial and light industrial district, home to car dealerships, import and distribution companies, and light manufacturing facilities.

The property, primarily completed in 2013, comprises approximately 4,400 m² of high-specification light industrial and office premises. Its functional design and versatile spaces suit a broad range of business operations. A stable and diverse tenant mix further enhances the property’s value, delivering reliable cash flow.

This sale follows Heino Group’s previous real estate divestments, including its cash & carry wholesale properties in 2022 and the Valio Aimo logistics centre earlier in 2025. Each transaction has been part of a broader repositioning toward operational efficiency and core business focus.

For Ethos Capital, the acquisition adds a well-located, income-generating industrial asset to its portfolio—one that combines high standards, strong occupancy, and future growth potential.

Aventum acted as exclusive financial advisor to Heino Group. The purchase price has not been disclosed by the parties.
