Nordiqus has acquired two newly constructed daycare properties in Finland from Sievi Hyvinvointitilat for EUR 6.95 million. The transaction adds approximately 2,000 square metres of lettable space to the investor’s portfolio.
The assets—located at Terveystie 5, Nurmijärvi, and Perttiläntie 8, Järvenpää—are situated in micro-locations just outside the Helsinki Metropolitan Area. Together, they offer capacity for over 200 children, addressing increasing demand for early childhood education facilities in expanding commuter towns.
“These two daycare assets are aligned with our investment strategy through their long lease terms and sustainable profiles,” says Sini Vuoristo, Head of Region Finland. “Their full occupancy highlights the market fundamentals in these areas.”
Both properties are fully let to Peikkometsä Liikuntapäiväkoti, a Finnish private early education provider that emphasizes physical activity and holistic child development. The leases are structured as triple-net agreements, with a weighted average unexpired lease term (WAULT) of approximately 19.5 years and an annual rental value of EUR 500,000.
The Nurmijärvi asset was completed in 2023, while the Järvenpää building is under construction and scheduled for completion in July 2025. Closings are expected in July and September 2025, respectively.
The seller, Sievi Hyvinvointitilat, is a Finnish developer specializing in the design and construction of modern social infrastructure, including daycare centres, schools, and healthcare properties.
