Skanska and Senate Properties (Senaatti-kiinteistöt) have signed a preliminary agreement for the acquisition of a property complex at Mariankatu 9 and 11 in Helsinki’s Kruununhaka district. The transaction is conditional on a zoning amendment and approval from the Finnish government.

The property complex comprises two buildings dating from 1877 and 1960, both currently used as offices. Located in the historic Kruununhaka district in central Helsinki, the properties offer opportunities for residential conversion and new residential development.

The preliminary agreement enables Skanska, Senate Properties and the City of Helsinki to develop the site jointly through a partnership-based zoning process, which is currently underway.

The final transaction is subject to the new zoning plan becoming legally valid and the Finnish government approving the disposal of the state-owned property. The purchase price will be determined by the residential building rights permitted under the new zoning plan.

Senate Properties originally launched the sale of the complex through a competitive tender process in April 2025.

Mariankatu 9 was completed in 1960 and designed by architect Niilo Kokko. The building is not currently protected, although its potential protection will be assessed during the zoning process.

Mariankatu 11 is a protected Neo-Renaissance building completed in 1877, originally serving as a Swedish-language secondary school. Designed by architects Hampus Dalström and Evert Lagerspetz, the building retains several historic architectural features.

The development plans combine the preservation of the historic building with opportunities for additional residential construction. The courtyard of Mariankatu 11 has previously been identified as a potential location for infill development.

Skanska intends to develop new residential units within the historic urban environment, with the final scope of the project to be determined through the zoning process.
