Episurf Medical enters Finnish property market with €33.6 million logistics acquisition

Episurf Medical AB has acquired two logistics and warehouse properties in Helsinki and Kerava from Julius Tallberg-Kiinteistöt Oyj for €33.6 million. The acquisition marks Episurf Medical’s entry into the Finnish property market.

The properties comprise a total lettable area of 27,860 m² and generate approximately €2.5 million in annual net operating income (NOI). The purchase price corresponds to €1,206/m² and a net yield of approximately 7.5%. The portfolio has a weighted average unexpired lease term (WAULT) of 3.4 years.

The larger property, Liukumäentie 15, is located in Oulunkylä, Helsinki, inside Ring I. The modern warehouse and logistics property has a lettable area of 23,646 m². Its tenants include Gigantti Oy Ab, Viktor Ek Muutot Oy and Suomen Messut Oyj. The property has been designed for logistics and warehousing operations, with facilities supporting efficient goods handling and movement.

The second property, GCC Kerca II at Alikeravantie 83 in Kerava, is located in the Myllykorpi area close to Ring III. The 4,214 m² logistics property includes workshop and maintenance facilities as well as associated office and customer service space. Its tenants include TIP Trailer Services Finland AB and A-Katsastus Oy.

According to Julius Tallberg-Kiinteistöt, the disposal is part of the company’s ongoing development of its property portfolio and changes to its target allocation.

For Episurf Medical, the acquisition expands its Nordic property portfolio into Finland. The Stockholm-based company is building a Nordic real estate platform alongside its existing medical technology business. Following the transaction, Episurf has approximately €318 million in completed property assets, while its signed and completed property transactions total approximately €573 million.
