Balder buys Tampere arena hotel for €40 million

LähiTapiola, OP, Ilmarinen and SRV have sold their ownership in Tampereen Areenahotelli Ky to real estate investment company Balder Finland. The total value of the deal is about €40 million.

The Tampere arena hotel is part of the same property complex as Nokia Arena in central Tampere. The arena had its grand opening in 2021, marking a major milestone for the Tampere Deck and Arena development.

The hotel is leased to Lapland Hotels City Oy under a long-term lease agreement. It comprises 273 hotel rooms and eight so-called skybox rooms, which include private balcony boxes opening towards the arena. Based on the total transaction value and the 281 rooms including skybox rooms, the price corresponds to €142,000 per room.

According to the financial statements of Tampereen Areenahotelli Ky, the target company’s turnover in 2025 was €3.122 million and EBIT was €2.474 million. A yield cannot be confirmed from these figures, as the hotel lease contract may have included a rent ramp-up phase in 2025.

SRV’s transaction director Samu Lamminen said the sale is part of the joint venture’s exit from the Tampere Kansi and Areena project. According to Lamminen, the hotel has received a committed long-term owner that develops commercial properties in Finland.

Lapland Hotels operates 20 hotels, with more than 2,600 rooms and apartments and over 11,000 restaurant seats across Finland.

The deal follows another transaction connected to the arena complex. In January 2025, the same sellers sold the parking facility of the arena complex to a fund managed by Germany-based AIF Capital Group. The value of that transaction was about €11.5 million.
