Finnish self-storage operator Cityvarasto has acquired a property at Mäkelänkatu 58–60 in Helsinki’s Vallila district from LähiTapiola. The acquisition, comprising a building with a gross floor area of approximately 14,800 m², is one of the largest in Cityvarasto’s history. The company plans to open a new self-storage facility at the property in 2027.
The five-storey building was completed in 1971 and originally developed for industrial use. Over the years, it has accommodated industrial operations, offices and retail premises. The ground floor currently houses a K-Market grocery store.
Cityvarasto intends to develop the property gradually, with a new self-storage facility expected to open during 2027. A significant portion of the building will initially remain in commercial use, while the amount of self-storage space will increase in phases.
LähiTapiola previously sought to convert the building to residential use, but the Supreme Administrative Court overturned the granted exemption permit in 2017. A more recent zoning amendment, under preparation in 2025, proposed approximately 9,800 m² of residential space and four additional floors above the Elimäenkatu wing.
