Catena acquires Cramo logistics and production campus near Helsinki Airport

Swedish logistics property investor Catena is acquiring the Cramo campus in Aviapolis, Vantaa, near Helsinki-Vantaa Airport. The sellers are A. Ahlström Kiinteistöt Oy, Terrieri Kiinteistöt Ky and S-Bank’s land investment fund.

According to Catena, the investment volume is approximately €53 million. Based on the property’s lettable area of around 23,260 m², the transaction reflects a price level of approximately €2,279/m².

The modern logistics, production and office property was completed in 2021 and is fully leased to Cramo Finland Oy. The asset serves as Cramo Finland’s headquarters as well as the company’s main logistics and service hub in the Helsinki region.

In addition to the existing buildings, the approximately 140,000 m² site includes significant future development potential. The sellers stated that the property has approximately 45,000 m² of additional building rights, enabling long-term expansion opportunities for the area.

According to Pia Lindborg, Property Director at Ahlström, the Cramo production and logistics property has been an excellent investment both from a cash flow and value creation perspective. She stated that the sale is taking place in a planned manner while the original lease agreement still has a long remaining term.

Catena stated that the acquisition strengthens its position in Finland’s key logistics market. Johan Franzén, Head of Property at Catena, commented that the modern standard of the property, the opportunity to deepen cooperation with Cramo and the additional building rights support stable cash flow and long-term development potential.
