
Prisma Properties has acquired three big-box retail properties in Finland from a private investor at an underlying property value of EUR 16 million. According to the author’s research, the seller is the Jokinen family, which operates in logistics, real estate, and car and boat retail business.
The portfolio comprises 15,400 m² of lettable area, which equates to a price of EUR 1,039 per m². The annual rental value amounts to EUR 1.5 million.
The assets are located in Lohja, Forssa and Kemiö in established retail areas. The Kemiö and Lohja properties are newly built, having been completed in 2022 and 2024.
Nearly 90 percent of the rental income is generated by discount retailers Puuilo, Jysk, Rusta, Jula and Tokmanni. The portfolio’s weighted average unexpired lease term (WAULT) is 7.5 years.
