Logistea acquires modern industrial property in Kempele from BICO Group

Logistea has expanded its Finnish property portfolio through the acquisition of the property-owning company for an asset located at Vihikari 13 in Kempele, near Oulu. The seller is BICO Group.

The property price amounts to EUR 3.5 million. The asset is a modern industrial property completed in 2024 and offers a total leasable area of 4,032 m². This puts the property value at EUR 868/m².

The property is fully leased to Cactos Oy, which uses all available space. Cactos is a developer, manufacturer and supplier of hardware and software for modern energy storage, making the site an important operational base for the company.

Located between Oulu Airport and Oulu city centre, the property combines manufacturing and warehouse space in a setting that supports logistics and industrial operations. The property includes around 4,000 m² of production and warehouse space.

Annual rental income is around EUR 420,000, excluding rent supplements, property tax and other operating expenses. Based on the property price, the rental income corresponds to an initial yield of around 12 percent.

The lease agreement has a remaining term of about nine years, with a break clause after roughly four years.
