
Stendörren Fastigheter AB has entered into an agreement to acquire a portfolio of 14 warehouse and light industrial properties in the Helsinki region, with an agreed property value of approximately €123m (SEK 1 300m). Closing is expected to take place on 20 February 2026.
The acquired assets are located in three established industrial areas in attractive locations close to Helsinki Airport. The portfolio is fully leased and offers a diversified income base, with more than 90 tenants from a wide range of industries and a mix of contract lengths. Among the largest tenants are Saka, Raskone and Autoklinikka. The annual net operating income is €9.1m, and the average remaining lease period is just over three years.
The portfolio generates an initial yield of 7.4% and comprises approximately 63,000 m² of leasable area, implying a price of approximately €1,950/m². The assets are of a high technical standard and offer strong flexibility, with almost half of the total leasable area built after 2020. Beyond the buildings themselves, the properties also include significant land areas supporting tenants’ operations, as well as building rights that enable further development.
