OP-Rental Yield Fund sells retail park property to Julius Tallberg-Kiinteistöt

Julius Tallberg-Kiinteistöt Oyj has acquired a big-box retail asset in Tammisto, Vantaa, located at Sähkötie 2–6, from the OP-Rental Yield Fund (OP Vuokratuotto). The purchase price was not disclosed.

The property is also known as Ostospuisto Tammisto, a retail park in a popular big-box area close to Ring Road III and the Tuusula highway. The commercial property offers nearly 9,000 m² of lettable area. It was originally built in 1983, and later underwent an extension and a change of use into a commercial property, completed in 2008.

Ostospuisto Tammisto hosts stores representing importers, manufacturers, and large retail chains. Tenants in the property include Clas Ohlson, Normal, Peten Koiratarvike, Lindex, Marimekko, as well as various other tenants.

Separately, Julius Tallberg has also acquired, some weeks ago, a three-asset big-box retail portfolio in Tampere from Ilmarinen. With these transactions, Julius Tallberg is increasing the allocation of retail box assets in its portfolio.

The Tammisto area has also seen other retail property transactions in the vicinity during the last quarters. In June 2025, UB sold a 5,100 m² big-box property at Voimakuja 2 to Kielo, a subsidiary of Nyfosa. In April 2025, OP Vakuutus Oy sold a 10,000 m² big-box retail asset at Nilsaksentie 2 to VVT.

The seller, OP-Rental Yield Fund, is a Finnish special investment fund. The fund has been closed for redemptions for a year, but OP announced earlier this week that it will open the fund for redemptions due to improved liquidity in the market.
