Ilmarinen Sells Retail Property Portfolio in Tampere to Julius Tallberg-Kiinteistöt

Julius Tallberg-Kiinteistöt Oyj has acquired a portfolio of three retail properties in the Lielahti district of Tampere from mutual pension insurance company Ilmarinen. The total leasable area of the portfolio is 23,500 square metres. All three assets are LEED Gold–certified and were constructed in 2003 and 2009. Neither the purchase price nor the yield was disclosed.

Two of the assets are located at Pahvitehtaankatu 2 and 4. Current occupiers at these locations include DIY store Puuilo, fashion discounter Lager 157, fitness center Elixia, furniture store Veken Kaluste, Bella Kirppis (flea market) and discounter Minimani.

The third property, located at Turvesuonkatu 10, is fully leased to Kesko and operates as a K-Rauta store. According to the seller, 10 bids on the portfolio were received.

Lielahti is a district located approximately 7 kilometres west of Tampere city centre, characterised by a mix of residential, industrial and commercial services. The retail area functions as a local hub for residents in western Tampere and nearby suburbs.
