CapMan Real Estate Sells Hämeenlinna’s Seminaari School to Hemsö

CapMan Real Estate has sold the Seminaari School property in central Hämeenlinna, Finland, to Hemsö. The property was held by the CapMan Nordic Real Estate III fund (CMNRE III). The purchase price was not disclosed.

Seminaari School is the largest primary school in Hämeenlinna, accommodating about 700 pupils and employing around 110 staff. The property is leased long-term to the City of Hämeenlinna.

During CapMan’s ownership, the property underwent a renovation of a 1953 building, as well as energy-efficiency and accessibility upgrades, including the installation of a geothermal heating system. These measures reduced the property’s primary energy demand by more than 65% and improved the Energy Performance Certificate rating of all four buildings to class A, making the property compliant with EU Taxonomy sustainability criteria.

Located in the Kauriala district near Hämeenlinna’s city center, the school complex consists of four buildings completed between 1930 and 1984, with major renovations in 2012 and between 2022 and 2024. CapMan acquired the property from Suomen Yliopistokiinteistöt Oy (University Properties of Finland) in February 2024.

Hemsö owns about 170,000 square meters of early childhood education and school properties in Finland, leased to cities including Helsinki and Lahti. Around 44,000 students study in schools owned by Hemsö nationwide.
