
Prisma Properties has strengthened its presence in the Finnish retail market through the acquisition of three big box retail properties in two separate transactions. The acquisitions include two standing assets and one property that will be completed in the second quarter of 2026 through a forward purchase transaction.
The total underlying property value amounts to approximately EUR 15 million, comprising a total of 10,500 square meters of leasable space and an annual rental value of around EUR 1.25 million. The acquisitions correspond to an average price of approximately EUR 1,430 per square meter.
Two of the properties were acquired for an underlying property value of EUR 8.7 million. The assets are located in Pietarsaari, where Rusta opened its store in 2022, and in one of Seinäjoki’s most established retail areas, where Puuilo opened in 2019 and Barot’s restaurant is also a tenant. While the seller’s name was not publicly disclosed, based on available information, the seller is understood to be Investor Partners Oy.
Both acquisitions are located in strong micro locations with high customer traffic, and closing took place on 1 October, marking Prisma’s first cash-flow-generating assets in Finland.
In addition to the standing assets, Prisma has signed an agreement with the developer Tekova to acquire a property in Iisalmi, central Finland, through a forward purchase transaction valued at EUR 6.2 million. A modern retail center of approximately 5,000 square meters will be developed on the site, located in an attractive and established retail area. The property is fully leased, and long-term lease agreements have been signed with several discount retailers, ensuring stable cash flow upon completion in Q2 2026.
