Hemsö to Buy Hollola Health and Social Care Center

Hemsö will buy Hollola’s health and social care center at Terveystie 2. The company submitted the most favorable offer, with a debt-free purchase price of €13.6 million. The property, built in 2021 with a total investment of about €14.6 million, is currently leased to the Päijät-Häme Wellbeing County under a long-term agreement.

Based on Hollola municipality’s decision-making materials, the property’s net income is estimated to be just over €900,000 per year, which corresponds to a net yield of about 6.75% on the agreed purchase price. Päijät-Häme Wellbeing County is the main tenant, with a lease running until 2036.

Hollola held discussions with around fifteen investors specializing in care property regarding the health and social care center. Two investors eventually submitted offers, one of which came from Hemsö.

Hollola had already attempted to sell the center in summer 2022, when negotiations led to an agreed price of €17 million, but the buyer withdrew before completion.

The current transaction will be finalized in early 2026.
