
Aedifica announced an investment of about €21 million in three new care home developments in Finland, due for completion in 2026. The projects, located in Lappeenranta, Kokkola and Vihti, will provide a total of 152 beds. In Lappeenranta, a €7.5 million care home for 52 residents will be built on Tyysterniementie. In Kokkola, the company will invest €7 million in a 50-bed facility on Kimalaisenpolku. In Vihti, a €6.5 million development on Puhurikuja will also provide 50 beds.
Each building will be let on a 15-year net-net lease, ensuring long-term rental income with most property-related costs borne by the tenants. Two of the homes, in Lappeenranta and Kokkola, will be operated by Mehiläinen, a leading Finnish healthcare provider, while the Vihti site will be managed by the non-profit foundation Kaarikeskussäätiö. Aedifica expects an average yield on cost of around 6.5% from these projects.
The company also highlighted sustainability features, including geothermal heating at all three sites and solar panels in Lappeenranta and Kokkola, aiming for strong energy performance.
