
Fira will deliver a new rental residential apartment building, developed under its own model, for Eden Asunnot Ky, a joint venture established by Taaleri Kiinteistöt and Keva, Finland’s largest pension insurer. The project, located at Meriusva 4 in Kivenlahti, Espoo, will begin construction immediately.

The Meriusva project will be carried out using Fira’s project development model, where the company takes responsibility for both design and construction on a full turnkey basis. The contract type is KVR (design and build), and Fira has been involved since the initial land acquisition. The project will benefit from Fira’s housing library and other industrial construction methods, which have helped lower costs and reduce construction lead times.
The eight-story building will rise next to the Kivenlahti metro station, on the site of a former parking lot. The property will include 42 rental apartments, ranging from studios to four-room units. The building has an Energy Class A rating, and the developers are aiming for BREEAM In Use certification. The project will also be constructed in accordance with the EU taxonomy for sustainable construction, bringing modern, energy-efficient rental housing to one of Espoo’s fastest-developing coastal areas.
Taaleri Kiinteistöt and Keva, Finland’s largest pension insurer, established the joint venture Eden Asunnot in January 2025. The company aims to invest a total of EUR 300 million in high-quality rental housing projects built in Finland’s growth centers. All of Eden Asunnot’s projects follow Keva’s principles of responsible investing, which emphasize energy efficiency and the climate impacts of energy production in direct real estate investments.
