Cibus Nordic Real Estate has strengthened its position in the Finnish retail property market with two acquisitions, totaling over EUR 61 million in value. The deals include five big box retail assets leased to Tokmanni and acquired from Tokmanni itself, and a newly developed Prisma hypermarket acquired from Nrep.
The first acquisition concerns five retail properties leased to Tokmanni, located in Eurajoki, Kuopio, Pälkäne, Sipoo and Sodankylä. The assets were acquired directly from Tokmanni through a sale and leaseback arrangement. Four of the properties were completed in 2024, while the Kuopio property is currently under construction and scheduled for completion in the fourth quarter of 2025.
The five properties offer a combined lettable area of 15,700 m². The acquisition price for the entire portfolio is EUR 21.6 million, resulting in a calculated price of EUR 1,376 per m². Four of the properties are already operational, while the Kuopio property will follow upon completion.
Separately, Cibus has acquired a Prisma hypermarket under construction in Tuusula, a municipality located approximately 15 km north of Helsinki Airport. The property has been leased on a long-term basis to HOK-Elanto, the local cooperative of the S-Group, and is expected to be completed in the third quarter of 2026. It offers a lettable area of 9,300 m² and was acquired from the Nordic real estate investor and developer Nrep under a forward funding agreement. Nrep will remain responsible for completing the construction.
Adjacent to the Prisma hypermarket, a new Tuusula municipal building (kunnantalo) is also under development. Nrep will continue as the owner of the municipal building and remains responsible for the delivery of the entire retail and service center through to completion.
The purchase price of the Prisma hypermarket is EUR 39.8 million, which translates to a price of EUR 4,280 per m².
