HUS and Avara Agree on Letter of Intent for Niemenmäki Housing Portfolio

HUS Group and Avara Oy have signed a Letter of Intent (LoI) concerning the potential sale of the Niemenmäki housing portfolio, which consists of 424 staff apartments owned by HUS and its subsidiary Kiinteistö Oy HUS-Asunnot. The properties are located along Luuvanniementie in Niemenmäki in Western Helsinki

The sale process, launched in March, was conducted with Reagle Oy as the appointed sales advisor. The portfolio was publicly listed, attracting four conditional offers. Avara’s bid was the most competitive and falls within the market valuation range established in an independent appraisal. The offer is subject to standard due diligence, including financial, legal, and technical reviews.

As part of the transaction framework, HUS requires that the future owner provides long-term access to quality rental housing for its staff. This includes at least 400 apartments, offering a variety of small and family-sized units. These apartments must be located within a 30-minute public transport commute to the Meilahti hospital campus. The housing may be either state-subsidized or privately financed. Rental terms will be negotiated directly between the tenant and the landlord. HUS will support this arrangement by actively distributing housing information to supervisors, recruiters, and personnel.
