Logistea AB (publ), a Swedish listed company, has entered into an agreement to acquire a light industrial property located at Länsiportintie 15 in Hämeenlinna, Finland, from seller eQ Commercial Properties. The agreed underlying property value is EUR 25 million, which equates to approximately EUR 1,176 per square meter.
The transaction involves the acquisition of shares in the property-owning company Kiinteistö Oy Hämeenlinnan Länsiportintie 15. Closing is expected to take place on 12 June 2025.
The property is a modern and flexible light industrial facility built in 2012, featuring a ceiling height of 10 to 12 meters and a strategic location along the highway corridor between Helsinki and Tampere. It has a total lettable area of 21,276 square meters and is fully leased to Faerch Finland Oy, a subsidiary of Faerch A/S, a leading provider of sustainable, circular food packaging solutions.
The property generates an annual rental income of approximately EUR 2.05 million, with the tenant responsible for all operating expenses. The lease has a remaining term of about 10 years, resulting in an initial yield of approximately 8.2 percent.
Approximately 85 percent of the premises is used for manufacturing and warehouse purposes, while the remaining space consists of office and common areas. The facility was purpose-built for the tenant and serves as Faerch’s only production site in Finland, supplying the local market with food packaging products.
Faerch A/S, owned by the A.P. Möller Group and the Færch Foundation, recorded a revenue of EUR 1.2 billion in 2024 and employs around 5,600 people.
This acquisition expands Logistea’s presence in Finland, where the company already owns industrial assets in Salo, Kuopio, and Sastamala. The transaction aligns with Logistea’s strategy to grow its Nordic portfolio with high-quality, income-generating properties leased to strong, long-term tenants.
