Situated in one of the last remaining industrial zones in southwestern Espoo, Kiviruukki offers excellent accessibility, being only a three-minute drive from Länsiväylä. Ruukintie 18 enjoys a central location within the area, providing strong logistical connections via Kauklahdenväylä and the Espoo Western Highway, linking the site efficiently to Helsinki in the east and Kirkkonummi in the west.
“Ruukintie 18 fits perfectly into our portfolio,” says Jukka Torvinen, CEO and Partner at Aktiivitilat.
The property is already home to a variety of businesses, including warehousing, wholesale trade, and service providers, while still offering vacant space for future development.
“We value these kinds of highly versatile, multi-use properties,” Torvinen continues. “They give us room to develop and adapt to market needs.”
Originally built in 1971 and 1982, the property requires ongoing renovation and modernization, particularly in terms of energy efficiency, which is typical for buildings of its age. However, with a total floor area of 8,145 square meters, Ruukintie 18 is large enough to justify significant investment in upgrades and optimization.
“In terms of size, this property is an ideal match for our portfolio. While future zoning changes for residential use could potentially increase the site’s value, our primary strategy is to maintain it for industrial use and foster long-term tenant relationships,” Torvinen emphasizes.
The transaction was supported by a group of experienced partners, including Axiom, Granlund, and Wiidare. The seller of the property is Conficap, a Finnish family-owned company.
